Rental guide in Horsens

There are currently 72 rentals in Horsens. Horsens combines harbour, inner city and a student and commuter life that has grown in recent years. Rentals sit both by the pedestrian street and in the quieter districts towards station and motorway. The list shows the current homes. Below is the local split — not a festival brochure — that you should use when you compare rent and transport.

The median rent among current listings is DKK 7,400.

A town that has grown larger than its reputation

Horsens is no longer only a provincial town you drive past on the E45. VIA, the other institutions and the workplaces that have arrived pull tenants who would previously have landed in Aarhus. The supply is still smaller than in Aarhus, and that is the point: there are fewer 1-room flats, and the good 2- and 3-room homes close to inner city or station are seen when they hit the price.

Demand is a mix of students, commuters towards Aarhus and the Triangle Region, and families who want more space than in Aarhus C. That gives a split market. A small flat by the pedestrian street and a townhouse out towards the motorway should not be compared on rent alone. One is bike and shopping. The other is car and daycare.

Social housing and private lets both exist. Private rent can need a fast reply, especially around semester start. Social housing goes via a waiting list. Read about pets, deposit and whether the home is part of a larger rental development. In Horsens, newer apartment building and older courtyard blocks are two different products with the same town name on the signs.

Harbour, inner city and station

Horsens inner city is pedestrian street, square and the older walk-ups closest to the centre. Here you live close to shopping and city life. Parking is limited, and some streets have noise. It is the right choice if you study or work in the town and cycle. It is the wrong one if you commute by car every day and need three bedrooms.

The harbour and the converted areas close to the water are the part of Horsens that has seen the most new building. Elevator, balcony and a different price come with it. The distance to the inner city is still short by bike. Read how close you are to industry, concerts and traffic before you assume that a harbour address is automatically quiet.

Horsens Station is the axis for train commuters towards Aarhus, Skanderborg and the Triangle Region. A home you can walk to the platform from is another product than a home that needs a car to the station in rush hour. If the train is your weekday, let the station steer the map before the pedestrian street does.

VIA, the suburbs and the E45

VIA and the other institutions do not all sit on the pedestrian street. A student who insists on the inner city and commutes the other way every day pays in time. A home closer to campus or with a bus that fits can be the better 2-room, even when the rent looks similar. Semester start is the moment when small flats and rooms get the most enquiries.

The districts out towards the motorway and the open areas around the town have townhouses, more parking and more often family supply. The E45 makes Horsens a commuting choice towards both Aarhus and Kolding. That is an advantage if you drive. It is noise and distance if you had imagined a quiet villa street and end up 200 metres from the motorway. Look at the map.

Sunds, Lund and the other hinterland towns belong in some searches on Horsens. They are cheaper and more car-dependent. Do not mix them into an inner-city search unless you have a driving licence and a job that does not depend on the train. Conversely, the hinterland is a valid choice if space and a garden beat café distance.

Rent, supply and beating Aarhus on the weekday — not on a brochure

The median rent on the list is calculated on the Horsens homes that are available now. The figure typically sits below Aarhus C, and that is why some people move here. The difference is eaten if you commute to Aarhus every day in rush hour, or if you take a newer harbour let with a balcony and pay an Aarhus price anyway. Compare rent with transport, consumption and parking.

Apartments are the bulk. Townhouses and houses sit especially outside the densest inner city. Share-friendly 3- and 4-room homes exist around the campuses, but they are fewer than in Aarhus. Pets allowed and parking are the two filters that most often cut the list down to what you can actually use.

The supply is thinner. Save the search, and react when the mix of harbour or station, rooms and price appears. In Horsens you do not win by reading a long text about the town’s transformation. You win by knowing whether your weekday is platform, campus or E45 — and then staying in that cut on the list.

Noise, season and what the listing does not show

Horsens has concerts, events and periods when inner city and harbour are something other than an ordinary Tuesday. That can be a plus if you want city life. It can be a problem if you work shifts and need to sleep. A home close to harbour and inner city should be judged on a weekend, not only on a weekday visit at 14:00. Ask about noise, and read the neighbours’ reality — not only the photos of the water.

Students and commuters share the same 2-room homes in the weeks around semester start. If you are not a student, be faster, or look a district further out where demand is lower. If you are a student, have documentation ready and accept that distance to VIA beats distance to the pedestrian street when the timetable sits out at campus.

The comparison with Aarhus is the trap most people land in. Rent in Horsens is usually lower. Transport to Aarhus is usually higher. A home that looks cheap until you drive the E45 every day in rush hour is not cheap. A home close to Horsens Station, if you only need to go to Aarhus two days a week, can be the right compromise. Do the calculation in hours and kroner, not in town names.

The supply is manageable. That is an advantage if you know what you need. It is a disadvantage if you wait for the perfect 3-room with balcony, parking and walking distance to both harbour and station. That may exist three times a year. Save the search on the requirements that are non-negotiable, and be ready to write when the list actually shows them.

What to know about the market in Horsens

Supply in Horsens has risen 188% since 19 July.

See the full market and our method
How many rentals are available in Horsens?

There are currently 72 available rentals in Horsens. The list updates as new listings are found.

What does it cost to rent in Horsens?

The median rent among current listings in Horsens is DKK 7,400. The figure is based on the homes that are available on the list right now.

Which districts and nearby areas can I search from Horsens?

From Horsens you can continue to Aarhus. Each area has its own list with the homes that match there.

Can I commute to Aarhus and live in Horsens?

Yes, and that is why some people move here. Rent is usually lower than in Aarhus, but the E45 and the train cost time. A home close to Horsens Station is a different calculation from a home out by the motorway.

Does the list show every rental in Horsens?

The list shows the current rentals we have found and structured in Horsens. District pages as separate searches can show a narrower cut. New listings arrive continuously, and homes disappear when they are no longer available.

What is the difference between social housing and private rentals in Horsens?

Social housing typically requires registration and a waiting list. Private lets more often go to whoever replies first with documentation in order. Both can appear on the list. Read the listing for rules, pets and move-in date before you write.

What should I expect for deposit and prepaid rent?

Many lets require a deposit and prepaid rent, often several months of rent in total. Two homes with the same monthly rent can therefore cost different amounts to move into. Check the amounts in the listing before you compare monthly rent alone.

Does the rent cover heating, water and electricity?

Not necessarily. Some listings have on-account charges beside the rent, others include more items. Compare the total — rent plus utilities — and whether there is an elevator, balcony and appliances before you decide a home is cheap.

Can I filter rentals in Horsens?

Yes. Use price, rooms, property type and amenities. In the current supply in Horsens we especially see balcony, elevator, parking, pets allowed and share-friendly.

What does it mean that a home is share-friendly?

Share-friendly typically means more rooms and a layout that several people can use. It is not the same as the landlord having approved a sublet. Read the contract for household size and subletting before more of you move in.

Can I see rentals in Horsens on a map?

Yes. Switch to map view on the list so you can compare districts and transport. In Horsens the postcode often says less than the distance to a station, metro or motorway.

How do I contact the landlord?

You can search for free. Contact details and the original listing unlock with access on boligbutler.dk.

Can I get alerts for new rentals?

Yes. Create a free search agent, save your criteria, and get notified when new homes match.

How does AI Butler find new rentals?

AI Butler scans the market continuously, structures key facts, and surfaces new or updated homes so you can react faster.

Which property types are there in Horsens?

In the current supply in Horsens we especially see apartment. Filter by property type if you only want one kind.
