A small flat by the pedestrian street and a townhouse out towards the motorway should not be compared on rent alone. One is bike and shopping. The other is car and daycare.

Social housing and private lets both exist. Private rent can need a fast reply, especially around semester start. Social housing goes via a waiting list. Harbour, inner city and station

The harbour and the converted areas close to the water are the part of Horsens that has seen the most new building. Elevator, balcony and a different price come with it. Horsens Station is the axis for train commuters towards Aarhus, Skanderborg and the Triangle Region. A home you can walk to the platform from is another product than a home that needs a car to the station in rush hour. If the train is your weekday, let the station steer the map before the pedestrian street does.

VIA, the suburbs and the E45

VIA and the other institutions do not all sit on the pedestrian street. A student who insists on the inner city and commutes the other way every day pays in time. A home closer to campus or with a bus that fits can be the better 2-room, even when the rent looks similar. Semester start is the moment when small flats and rooms get the most enquiries.

The districts out towards the motorway and the open areas around the town have townhouses, more parking and more often family supply. The E45 makes Horsens a commuting choice towards both Aarhus and Kolding. That is an advantage if you drive. It is noise and distance if you had imagined a quiet villa street and end up 200 metres from the motorway. Look at the map.

Sunds, Lund and the other hinterland towns belong in some searches on Horsens. They are cheaper and more car-dependent. Do not mix them into an inner-city search unless you have a driving licence and a job that does not depend on the train. Conversely, the hinterland is a valid choice if space and a garden beat café distance.

Rent, supply and beating Aarhus on the weekday — not on a brochure

A home that looks cheap until you drive the E45 every day in rush hour is not cheap. A home close to Horsens Station, if you only need to go to Aarhus two days a week, can be the right compromise. Do the calculation in hours and kroner, not in town names.

The supply is manageable. That is an advantage if you know what you need. It is a disadvantage if you wait for the perfect 3-room with balcony, parking and walking distance to both harbour and station. That may exist three times a year. Save the search on the requirements that are non-negotiable, and be ready to write when the list actually shows them.
