Odense has a light rail, a new inner city and a university that sits a stretch from the old core. That changes what counts as central. A home close to Odense Banegård Center is practical if you commute by train. A home close to a light-rail stop can be closer to SDU, Odense University Hospital or the new districts than an address five minutes from the pedestrian street without a rail. Start with the trip you make most often — not with Thomas B. Thriges Gade as the centre in your head.
The University of Southern Denmark and the other institutions pull students, especially in late summer. At the same time Odense is a family city with schools, villa districts and a quieter pace than Aarhus C. That gives a split supply: small flats and rooms in , larger homes in Bolbro, Tarup, Hjallese and the southern districts. If you only search all of Odense without distinguishing districts, you mix two markets in the same list.

The harbour and the newer housing areas close to the water also sit in Odense C, but they are another market: more new-build, more wind, a different price. The distance to the station can still be short by bike. Read the listing for whether you are looking at a classic walk-up or a project building. The two can have the same rent and completely different noise, neighbours and shared spaces.
The light rail through the inner city means an address a little away from the pedestrian street can be better than a home close to the pedestrian street without a light-rail stop nearby. Time the walking distance to the nearest stop and to the platform. In Odense C five hundred metres of difference is often the difference between catching a train and cycling in sleet.
Odense V covers Bolbro and Tarup among other areas. Here there is more often more space, parking and a rent you can judge more directly against square metres. The light rail and the buses into the station decide whether the west of the city feels connected or cut off. Family homes and townhouses fill more here than in the densest inner city.
SDU sits in the eastern and south-eastern part of the city. Students who insist on living in Odense C and commuting out spend time every day that a home closer to campus would have saved. Conversely, the campus area is not city life. Many people land on a compromise: light rail or a cycle path between home and university, and weekends in the inner city. Hjallese, Holluf Pile and the southern districts belong in that calculation.
Villa districts and mixed apartment building a shorter distance to schools and shopping is Odense as a weekday city — not as a student brochure. If the household has children, choose from school and green space before café density. If the household is two students, choose rooms and cycling distance before a garden.

Odense has been a building site in the inner city for years. The older courtyard blocks by the river and in the inner streets have charm, draught and often no elevator. They are the right choice if you want to live in the dense city and can carry shopping up stairs. They are the wrong choice if you have a pram or a bad back and had imagined that Odense C automatically means modern. A household with one student and one train commuter has to choose a compromise — typically close to a light-rail stop that also hits the platform within a few minutes. Two students on campus can drop the inner city. Two commuters towards Jutland can drop the SDU side. There is not one right Odense; there is a right cut for your week.

Odense does not get Copenhagen’s volume, so you cannot count on next week offering five other 3-room homes in the same district.
