Rental guide in Copenhagen

There are currently 741 rentals in Copenhagen. Copenhagen is Denmark’s densest rental market: many people search at the same time, homes are often small, and the right mix of rent, rooms and transport disappears quickly. The list on this page is the current rentals. The text below explains how the city hangs together when you choose a district.

The median rent among current listings is DKK 16,400.

What drives the rental market in Copenhagen

Copenhagen is not one market. A 2-room flat in Indre By, a 4-room home on Nørrebro and a newer apartment in Ørestad can sit in the same price band and still give three completely different weekdays. The supply covers the City of Copenhagen and in practice hangs together with Frederiksberg and the dense western suburbs, because many commuters search across the municipal boundary. What you see on the list is therefore both classic walk-up buildings, newer courtyard blocks by the harbour, and a few townhouses out in Valby and on Amager.

Demand comes from students at the University of Copenhagen, CBS and ITU, from people changing jobs in the city, and from households that want to be closer to metro or S-train. Small flats and share-friendly 3- and 4-room homes are viewed by several people at once. A home with a short walk to the metro, a balcony and a move-in date within a few weeks typically gets more enquiries than a similar home that needs a bike and a bus change. That is why it makes sense to decide which requirements are non-negotiable before you start comparing photos.

Private lets, cooperative flats for sublet and social housing sit side by side on the same map, but they do not follow the same rules. Social housing often needs a waiting list and fulfilled criteria, while many private lets go to whoever replies first with documentation in order. Temporary and furnished lets show up especially around semester start and in Indre By. Read the listing for notice period, on-account charges and whether pets are allowed before you write. Those are the terms that separate two homes with the same rent.

The bridge districts, Indre By and Frederiksberg

Indre By and Copenhagen K are dense, expensive and a short walk to most things. The homes are often older walk-ups with small rooms, high ceilings and limited space for bikes and a pram. A parking permit and noise from pedestrian streets and bars come with the territory. Paying the higher rent only makes sense here if you actually use the city on foot every day and can accept fewer square metres.

Nørrebro is the densest bridge district: older courtyard blocks, many 2- and 3-room flats, cycling distance to the centre, and a supply that turns over quickly. Nørrebro Station and the coming metro tie the district to the rest of the city, but the streets around Nørrebrogade and Nuuks Plads are not the same as the quiet side streets towards Assistens Cemetery. Vesterbro looks similar in building stock, but pulls more towards Kødbyen, Enghave and the new metro in Sydhavnen. Older lets without an elevator are common. Newer building sits especially towards the harbour.

Østerbro and Copenhagen Ø have more family-sized flats, Fælledparken and metro to Nordhavn and the City Circle Line. Rent often sits high because demand is steady. Frederiksberg is its own municipality, but belongs in most Copenhagen searches: metro, older villa and courtyard districts, and a short way to both Vesterbro and Nørrebro. If you only search in the City of Copenhagen and skip Frederiksberg, you miss a large part of the real supply within cycling distance.

Amager, Sydhavnen, Valby and Nordvest

Copenhagen S covers Amager from Islands Brygge and Sundby to Ørestad and Amager Strand. Metro M1 and M2 is the most important difference: two stops can change both noise and price. Islands Brygge is dense city by the water. Ørestad is newer, more open and more dependent on the metro. Amagerbrogade has older walk-ups and shops. If you compare two 3-room homes on Amager, start with station and floor — not only postcode 2300.

Copenhagen SV and Sydhavnen are especially newer building at Sluseholmen, Teglholmen and Enghave Brygge, tied together by metro M4. Balcony, elevator and a harbour view are common here. The older Sydhavn streets closer to Vesterbro feel different: lower houses, a more mixed supply and a shorter bike ride to Istedgade. Valby combines S-train, Carlsberg Byen, Grønttorvet and quieter streets by Vigerslev. Here you can more often get more square metres if you accept S-train instead of a metro in the basement.

Copenhagen NV and Nordvest sit between Nørrebro, Bispebjerg and Utterslev Mose. The supply is a mix of older walk-ups and newer building. The price can be lower than in the bridge districts, but the distance to Nørrebro Station, Frederikssundsvej and Bispebjerg changes the weekday. Nordhavn is the other extreme: new, expensive and built around metro M4. Many people search Nordhavn and Østerbro in the same search and are surprised by how different the density is.

Metro, S-train and what distance actually means

In Copenhagen, travel time is often more important than the municipality name. The City Circle Line, M1/M2 to Amager and Vanløse, M4 to Nordhavn and Sydhavnen, and the S-train to Valby, Nordvest and the western suburbs mean that two homes with the same rent can have a 25-minute difference to work. A flat in Indre By without metro or S-train nearby can take longer to work than Ørestad or Nordhavn, where the station sits at the foot of the building.

Cycling covers large parts of the weekday inside the bridge districts, but helps less if you commute to DTU, the airport or the western suburbs in rain. Parking zones, permits and missing space in the courtyard are real costs in Indre By and on Frederiksberg. In Valby, NV and outer Amager, parking is more often part of the let. If you have a car, filter on parking before you fall for a 2-room flat on Nørrebro.

The campuses are spread out: the University of Copenhagen in Indre By and on Amager, CBS on Frederiksberg, ITU in Ørestad. A home in Copenhagen can still give 40 minutes of travel if you hit the wrong district. Use the map on the list and time the trip to the station you actually need — not to Rådhuspladsen.

Property types, terms and how to use the list

Apartments dominate. 1- and 2-room homes are what most singles and couples compete for. 3- and 4-room flats are used both by families and by people who want to live several together. The word share-friendly in the listing typically means more rooms and a layout that can be shared — not that the landlord has approved a sublet. Townhouses and houses exist, but they sit especially in Valby, on Amager and at the edge of the municipality. Rooms and sublets are another category with a shorter horizon.

Rent in Copenhagen says little until you have checked on-account charges, water, heating, fibre and whether there is an elevator, balcony and pets allowed. Older buildings without an elevator can be markedly cheaper and still fit if you do not have a pram. Newer building with a balcony and a washing column in the home costs more, but moves fewer expenses outside the rent. Deposit and prepaid rent lock several months of budget, so two homes with the same monthly rent can be impossible to move into for the same household.

This list shows the available rentals we have found and structured right now. The median rent under the market figures is calculated on the current listings — not an official index for the whole municipality. Use it to see whether a home sits high or low in the supply you are looking at today. Then filter on rooms, price and district, and save the search if you want to be notified when a new match arrives in exactly that cut. In Copenhagen it is often timing, not yet another district name, that decides whether you get the home.

Documentation, waiting lists and what separates two identical rents

In Copenhagen you lose the home if you write half-heartedly and late. Private landlords typically ask for ID, payslips or student grant, references and a clear date. If you have that ready, you are in play. If you do not, the let goes to the next person. That is especially true for 1- and 2-room homes in the bridge districts and the new harbour areas, where there are more tenants than keys.

Social housing is another track: registration, waiting time, often requirements for household and estate. It cannot be rushed because you have given notice on your old let. If you run both tracks, keep two timelines. Sublets and cooperative flats for temporary rent are a third track with a shorter horizon and other rules. Read whether you may have pets, whether you may sublet a room, and what happens when the period ends.

Two homes with the same rent can have three months of deposit versus five, on-account charges that cover heating versus electric heating, and a pet ban versus permission. Those are the figures that decide whether you can move in at all. Use the filters on the list for what is non-negotiable, and let the market figures below show where the current supply sits — not where you wish Copenhagen sat.

What to know about the market in København

Supply in København has risen 409% since 19 July.

See the full market and our method
How many rentals are available in Copenhagen?

There are currently 741 available rentals in Copenhagen. The list updates as new listings are found.

What does it cost to rent in Copenhagen?

The median rent among current listings in Copenhagen is DKK 16,400. The figure is based on the homes that are available on the list right now.

Which districts and nearby areas can I search from Copenhagen?

From Copenhagen you can continue to Copenhagen K, Nørrebro, Vesterbro, Østerbro, Copenhagen Ø, Copenhagen N, Copenhagen V, Copenhagen S, Copenhagen SV, Copenhagen NV, Valby and Frederiksberg. Each area has its own list with the homes that match there.

Is Frederiksberg part of a search in Copenhagen?

No. Frederiksberg is its own municipality. This list shows rentals in Copenhagen. Open Frederiksberg if you also want that supply — many people search both, because the cycling distance is short.

Should I choose metro or S-train when I search in Copenhagen?

It depends on the weekday. The bridge districts, Amager, Nordhavn and Sydhavnen sit especially on the metro. Valby and Copenhagen NV more often sit on the S-train. Use the map and time the trip to the station you actually need — not to Rådhuspladsen.

Where do I find rentals on Amager?

Open Copenhagen S for Amager, including Islands Brygge, Sundby, Ørestad and Amager Strand. Copenhagen SV covers Sydhavnen, Sluseholmen and Teglholmen.

Does the list show every rental in Copenhagen?

The list shows the current rentals we have found and structured in Copenhagen. District pages as separate searches can show a narrower cut. New listings arrive continuously, and homes disappear when they are no longer available.

What is the difference between social housing and private rentals in Copenhagen?

Social housing typically requires registration and a waiting list. Private lets more often go to whoever replies first with documentation in order. Both can appear on the list. Read the listing for rules, pets and move-in date before you write.

What should I expect for deposit and prepaid rent?

Many lets require a deposit and prepaid rent, often several months of rent in total. Two homes with the same monthly rent can therefore cost different amounts to move into. Check the amounts in the listing before you compare monthly rent alone.

Does the rent cover heating, water and electricity?

Not necessarily. Some listings have on-account charges beside the rent, others include more items. Compare the total — rent plus utilities — and whether there is an elevator, balcony and appliances before you decide a home is cheap.

Can I filter rentals in Copenhagen?

Yes. Use price, rooms, property type and amenities. In the current supply in Copenhagen we especially see elevator, balcony, parking, pets allowed, furnished and share-friendly.

What does it mean that a home is share-friendly?

Share-friendly typically means more rooms and a layout that several people can use. It is not the same as the landlord having approved a sublet. Read the contract for household size and subletting before more of you move in.

Can I see rentals in Copenhagen on a map?

Yes. Switch to map view on the list so you can compare districts and transport. In Copenhagen the postcode often says less than the distance to a station, metro or motorway.

How do I contact the landlord?

You can search for free. Contact details and the original listing unlock with access on boligbutler.dk.

Can I get alerts for new rentals?
