Indre By and Copenhagen K are dense, expensive and a short walk to most things. The homes are often older walk-ups with small rooms, high ceilings and limited space for bikes and a pram. A parking permit and noise from pedestrian streets and bars come with the territory. Paying the higher rent only makes sense here if you actually use the city on foot every day and can accept fewer square metres.

Nørrebro is the densest bridge district: older courtyard blocks, many 2- and 3-room flats, cycling distance to the centre, and a supply that turns over quickly. Nørrebro Station and the coming metro tie the district to the rest of the city, but the streets around Nørrebrogade and Nuuks Plads are not the same as the quiet side streets towards Assistens Cemetery. Vesterbro looks similar in building stock, but pulls more towards Kødbyen, Enghave and the new metro in Sydhavnen. Older lets without an elevator are common. Newer building sits especially towards the harbour.

Østerbro and Copenhagen Ø have more family-sized flats, Fælledparken and metro to Nordhavn and the City Circle Line. Rent often sits high because demand is steady. Frederiksberg is its own municipality, but belongs in most Copenhagen searches: metro, older villa and courtyard districts, and a short way to both Vesterbro and Nørrebro. If you only search in the City of Copenhagen and skip Frederiksberg, you miss a large part of the real supply within cycling distance.

Copenhagen S covers Amager from Islands Brygge and Sundby to Ørestad and Amager Strand. Metro M1 and M2 is the most important difference: two stops can change both noise and price. Islands Brygge is dense city by the water. Ørestad is newer, more open and more dependent on the metro. Amagerbrogade has older walk-ups and shops. If you compare two 3-room homes on Amager, start with station and floor — not only postcode 2300.

Copenhagen SV and Sydhavnen are especially newer building at Sluseholmen, Teglholmen and Enghave Brygge, tied together by metro M4. Balcony, elevator and a harbour view are common here. The older Sydhavn streets closer to Vesterbro feel different: lower houses, a more mixed supply and a shorter bike ride to Istedgade. Valby combines S-train, Carlsberg Byen, Grønttorvet and quieter streets by Vigerslev. Here you can more often get more square metres if you accept S-train instead of a metro in the basement.

Copenhagen NV and Nordvest sit between Nørrebro, Bispebjerg and Utterslev Mose. The supply is a mix of older walk-ups and newer building. The price can be lower than in the bridge districts, but the distance to Nørrebro Station, Frederikssundsvej and Bispebjerg changes the weekday. Nordhavn is the other extreme: new, expensive and built around metro M4. Many people search Nordhavn and Østerbro in the same search and are surprised by how different the density is.

In Copenhagen, travel time is often more important than the municipality name. The City Circle Line, M1/M2 to Amager and Vanløse, M4 to Nordhavn and Sydhavnen, and the S-train to Valby, Nordvest and the western suburbs mean that two homes with the same rent can have a 25-minute difference to work. A flat in Indre By without metro or S-train nearby can take longer to work than Ørestad or Nordhavn, where the station sits at the foot of the building.

Cycling covers large parts of the weekday inside the bridge districts, but helps less if you commute to DTU, the airport or the western suburbs in rain. Parking zones, permits and missing space in the courtyard are real costs in Indre By and on Frederiksberg. In Valby, NV and outer Amager, parking is more often part of the let. If you have a car, filter on parking before you fall for a 2-room flat on Nørrebro.

The campuses are spread out: the University of Copenhagen in Indre By and on Amager, CBS on Frederiksberg, ITU in Ørestad. A home in Copenhagen can still give 40 minutes of travel if you hit the wrong district. Use the map on the list and time the trip to the station you actually need — not to Rådhuspladsen.

Apartments dominate. 1- and 2-room homes are what most singles and couples compete for. 3- and 4-room flats are used both by families and by people who want to live several together. The word share-friendly in the listing typically means more rooms and a layout that can be shared — not that the landlord has approved a sublet. Townhouses and houses exist, but they sit especially in Valby, on Amager and at the edge of the municipality. Rooms and sublets are another category with a shorter horizon.

Rent in Copenhagen says little until you have checked on-account charges, water, heating, fibre and whether there is an elevator, balcony and pets allowed. Older buildings without an elevator can be markedly cheaper and still fit if you do not have a pram. Newer building with a balcony and a washing column in the home costs more, but moves fewer expenses outside the rent. Deposit and prepaid rent lock several months of budget, so two homes with the same monthly rent can be impossible to move into for the same household.
